• Sign and Lockbox
• Scheduled Showing
• Tenant Screening- Background and Credit Check
• Negotiate Rent and Lease Terms
• Sign Lease Agreement

Cost is 50% of 1st month's rent due at time of effective lease agreement.

• Collect Rent via ACH
• Disburse Owners rent less Management Fee
• Escrow Tenant Security Deposit
• Monthly Landlord Statements
• Generate Quarterly Income and Expense Reports 
• Handle all Maintenance Issues with the Property

Monthly management fee is 8% of the monthly rent less any expenses incurred

• Schedule Trades required to Maintain and Repair the Property
• Manage, Schedule, Coordinate and Submit Payment
• Solicitation of Multiple Bids if Necessary 

• Filling small claims suit with the Clerk of  Court
• Court appearance on behalf of owner
• Documentation of Proceeding 
• Evictions are handled by my eviction attorney
